Tomorrow, Saturday, May 25, 1,100 cubic metres of concrete will be poured into the ground and never seen again. The foundation ‘slab’ of Brisbane’s tallest building - the $250 million 53-level Riparian Plaza - will be laid tomorrow in the largest single pile-cap pour the city has witnessed for some 10 years.
225 concrete trucks will be needed for the pour, which is envisaged to take some seven to eight hours. Just over 2,400 tonnes of concrete will be pumped into the foundation diamond at the rate of 342 tonnes per hour. The concrete will be poured over a matrix of reinforced steel bars, some 34.7km in total length - if laid end to end it would create a steel worm that would reach from the city to Amberley Airbase, or some 80 times around the field perimeter of the new Lang Park Stadium.
Scott Collins, director of Bloomberg Incorporation Limited, owner and developer of Riparian Plaza, said Saturday would be a significant milestone for the development.
“The completion of the core foundation this Saturday is a very tangible and important phase of the construction of Riparian Plaza. It culminates the piling activity and reflects the transition of construction from below the surface to above ground. Accordingly, the city will shortly begin to witness the towers ascent to its 53rd level,” said Mr Collins.
43 bored piers some 1.5 metres in diameter and filled with specialised concrete have been set 20 - 30metres into the ground and will anchor Riparian Plaza.
Multiplex Constructions, won the contract to build Riparian Plaza earlier this year in one of the largest contracts awarded for a commercial-residential building in Queensland.
Multiplex Constructions’ General Manager and Director, Mr. John Gaskin, said that following Saturday’s pour work would start first thing Monday morning on forming the walls of the core of the building, the first vertical component.
“The concrete will ultimately reach a strength of 60 megapascals. Concrete of this type generates significant heat in the drying process. Our engineers have custom-designed a reinforced concrete mix and devices will be incorporated into the pour on Saturday to allow us to monitor the temperature of the concrete during the drying process,” said Mr Gaskin.
“From Monday morning, the first jump forms will be erected for the split-diamond core of the building. From here, the tower core will move skywards with the lobby first then levels 1 through to 11 as parking followed by 25 floors of premier commercial office space before the final 12 floors of luxury apartments,” he said.
In all, 36,000 cubic metres of specialised concrete, 2kms of custom designed sunshades, 400km of electrical cabling, 21km of security/closed circuit television cabling and a peak workforce of 400 will deliver the icon of Riparian Plaza to Brisbane. The major structural and building services sub contracts have been awarded, predominately to Queensland companies.
Riparian Plaza will welcome anchor tenant Clayton Utz in September next year.
